Station U & O redefines affordable multifamily living in Washington, D.C., exemplifying innovative design and community integration. Situated at the bustling intersection of 7th and R Streets NW in the Shaw neighborhood, this 11-story, mixed-use high-rise skillfully merges functionality with artistic expression.

The façade, a modern masterpiece, features a metal panel system that emulates the warmth of wood. This distinctive design forms a dynamic, wave-like pattern that flows across the façade, highlighted by elegantly curved corners and tiered upper-floor terraces. These elements create a harmonious, visually striking presence that enhances the urban landscape.

The building’s design goes beyond aesthetics to foster a strong sense of community. The ground floor hosts an artist gallery, inviting residents and neighbors to engage with local art and African American heritage. The integration of retail and residential spaces enriches the street-level experience, creating a welcoming atmosphere that encourages interaction and connection.

The upper floor stepped-back terraces provide private outdoor spaces, promoting openness and a connection to nature. These green roofs, abundant with vegetation, not only add visual appeal but also embody sustainable living principles by managing stormwater and mitigating the urban heat island effect.

High-efficiency casement windows in sleek black frames punctuate the building’s façade, offering a striking visual contrast and flooding the interior with natural light. The thoughtful placement of these windows, combined with the undulating panels, generates a sense of rhythm and movement across the exterior.

Inside, the building impresses with a seamless blend of style and functionality. From the state-of-the-art fitness center to the dedicated work-from-home spaces, every detail is meticulously curated to enhance urban living. The grand double-height lobby welcomes residents and visitors with a sense of openness and luxury, while the clubroom, connected to the penthouse terrace, offers breathtaking views of the downtown skyline, providing an ideal space for relaxation and social gatherings.

Station U & O’s commitment to sustainability is evident in its pursuit of Enterprise Green Communities certification and Energy Star compliance for Multifamily New Construction. Energy-efficient systems and sustainable materials are integral to the building's design, ensuring long-term cost savings and environmental responsibility. Innovative stormwater management systems on the roof terraces support lush planter boxes, merging green features with functional design.

The project’s construction, as a post-tension concrete slab and column building, presented unique challenges that the design team overcame with ingenuity and dedication. The compressed design phase required meticulous coordination and swift decision-making, showcasing the team’s expertise and commitment to excellence.

Station U & O significantly contributes to Washington, D.C.’s affordable housing goals, offering 110 units for income ranges from 30% to 80% of the Area Median Income (AMI). This ambitious project was realized through a strategic blend of financing, proving that affordable housing can be both high-quality and financially viable.

In essence, Station U & O sets a new standard for affordable multifamily developments, blending artistic expression with contemporary comforts. Its innovative design, sustainability features, and community-focused amenities create an exceptional living experience, establishing it as a landmark development in the heart of Washington, D.C.
