Adapting to the Future: Successful Adaptive Reuse and Office to Residential Conversions
Adaptive reuse projects challenge and stretch design teams as an existing core-and-shell or a portion of a building must be transformed into a new use type or a revised space configuration. Unforeseen conditions, changes in live and dead loads, revisions to gravity and lateral load paths, and material deterioration can all present hurdles that must be overcome with creativity and communication. The ability to reuse our existing buildings can provide numerous benefits to the end user and to the environment. It is critical that designers and owners understand the path to success for adaptive reuse – especially in the current market sector of office-to-residential conversions and an ever more costly construction climate. Asking the right questions, carefully investigating field conditions, thinking creatively within code constraints, and being in good communication throughout the design and construction process enables project teams to overcome potential roadblocks and achieve the desired finished product.

Prerequisite Knowledge:
Previous experience with the International Building Code and International Existing Building Code.
Learning Objectives:

Attendees will learn how to evaluate buildings that are candidates for conversion using provisions in the Existing and general Building codes, and the triggers in the code that required full building retrofits.

Attendees will learn about the environmental advantages of adaptive reuse of existing buildings over new construction, how they can be quantified, and how they can provide monetary incentives to the project.

Attendees will learn what are the most important dimensional and physical factors to consider when evaluating existing buildings that are a candidate to be converted from office-to-residential use. These include height restrictions, load capacity of the floors, and the existing foundations, and life-safety considerations.

Attendees will learn about examples of successful office-to-residential conversion projects, the creative approaches taken, and the role played by the geographic location of the building.
